    Byron Boston is CEO and Co-Chief Investment Officer of Dynex Capital (NYSE: DX), a leading Real Estate Investment Trust (REIT) with more than $5 billion in managed assets. Over the past 15 years, Mr. Boston has built Dynex Capital into a top-performing mortgage REIT that has outperformed the S&P 500 Financials, FTSE NAREIT, and Russell 2000 Indexes over the past decade. During his nearly 40-year career, Mr. Boston has held several executive leadership positions in real estate finance, asset management, and investment banking for both large and small corporations, successfully building two public companies. Before becoming an entrepreneur, he served as Vice President and Co-Manager of The Mortgage Portfolio Group of Federal Home Loan Mortgage Corporation (Freddie Mac) and also held various positions dealing with mortgage-backed and pass-through securities at global financial institutions including Lehman Brothers and CS First Boston. At Dynex Capital, Mr. Boston has instilled a culture built upon a broader purpose – to make lives better by being careful stewards of individuals’ savings. The capital that Dynex manages is critical to supporting housing markets and the broader real estate sector, enabling home financing, and strengthening the communities where the company conducts business. Under Mr. Boston’s leadership, Dynex demonstrated its ability to effectively manage its investors’ capital and deliver industry-leading risk-adjusted returns – even during times of extreme market volatility. Mr. Boston is a graduate of Dartmouth College and earned an M.B.A. from the University of Chicago. In addition to his executive duties, he has served on key industry boards, including the Mortgage Bankers Association, where he has served as the Chair of the Commercial Board of Governors (COMBOG) and Chair of the Investment Committee, and the NAREIT Advisory Board of Governors. He is also on the board of the Salzburg Global Seminar, where he has served as the Chair of the Investment Committee and the Chair of the Finance Committee. As a first-generation college graduate, Byron has also dedicated his work outside of Dynex to supporting fellow first-generation college students in Virginia schools, including the University of Richmond and Virginia Union University, as well as his alma mater Dartmouth College

Beder was a Equity Research Analyst for over twenty years at leading investment banks such as Ladenburg Thalmann, Brean Murray, Wunderlich Securities and B. Riley, among others, focusing on consumer goods and special situations. Mr. Beder is a three time Wall Street Journal Best on the Street winner (in the Apparel and Specialty Retail categories) and two time Starmine/FT Award winner for stock picking in the Textiles, Apparel & Luxury Goods categories. Prior to transitioning to an equity research analyst role, Mr. Beder worked in the commercial real estate and investment banking field. Mr. Beder received his M.B.A. from The Haas School of Business at the University of California-Berkeley and his B.S., with a major in Accounting/Finance, from The Wharton School of the University of Pennsylvania.
